Design basis

Rooms and openings

The room arrangement follows Ayan Studios C1 ground and first-floor drawings 2000 and 2001, with earlier sheet 301 used for furniture context. Partition positions and furniture clearances are approximate. The C1 room numbering is used upstairs.

Levels and rooflights

The flat ground-floor ceiling is shown at the owner's 2.40 m. Section 2701 gives 2.335 m finished ceiling height in the lounge and Bedroom 2. The first floor is at +2.650 m and the flat dormer ceiling at +4.734 m. The front eaves slope over the walk-in wardrobe and loft. RF-01 and RF-02 are 800 × 500 mm over the landing and en-suite. RF-03 is 755 × 440 mm on the pitch over the wardrobe. Positions approximate the C1 plan.

Windows and doors

The model uses white internal window frames and grey rear bifolds as a design choice. The garden bifolds are shown as three leaves. Rear bedroom windows use the C1 structural opening schedule of 1,560 × 1,200 mm, pending site verification. Interior doors are illustrated open to allow inspection.

Interior proposal

Warm oak flooring, chalk-coloured walls, sage cabinets, limestone-effect wet-room finishes, upholstery, lighting and fitted storage are design choices. The daylight and garden tones seen through the windows are illustrative. Appliance and sanitaryware models, stair detailing and the loft hatch are indicative. The camera can be repositioned directly from the room list for tight spaces. This is a proposed finished interior.
